How do I find a rental property?
As in the UK, rental properties can be accessed through real estate agencies as well as directly through a private landlord. You’ll be able to find listings of rental properties in local newspapers with special property features on Wednesdays and Saturdays. You’ll also find a list of vacant rental properties at real estate agent offices just as you would in the UK.
Do I need to enter a rental agreement?
It is advisable to enter a written agreement with a landlord or real estate agency so any terms and conditions can be more easily identified. Generally a lease or rental agreement will be for a fixed period of 6 or 12 months, however you are entitled to negotiate the time period of the lease with a landlord or their agent before you sign.
Will I be required to pay a bond?
Upon signing a lease agreement you will generally be asked to pay one month rent in advance as well as a rental bond. The bond is paid to the landlord and usually should not be more than the monthly rental amount. The landlord or estate agent is required to lodge your bond with the Residential Tenancies Bond Authority to ensure both you and the landlord are secured by its rental regulations.
The Residential Bond Authority ensures that your bond is returned if the property is clean and has no additional damage that was not specified in your 'condition report'.
